Title 24:
If you are a California native, you might be familiar with the term ‘Title 24’. California is very aware of energy waste because of its power crisis as well as other historical crises. The California Energy Commission is responsible for regulating energy standards throughout the state. Their goal is to protect the environment, safeguard residents, and save resources. Title 24 codes are mandates that specifically relate to new and altered Real Estate. These codes ensure that commercial and residential construction adheres to efficiency guidelines. Otherwise, builders could use harmful products or install systems unsafely.
Every three years, the CEC updates California Building Code with the most recent technologies and information. At the same time, they are also taking gradual steps in reducing energy consumption to reach their zero-net goal by 2050. So who is responsible for keeping up with these codes? There are a number of different players involved. Title 24 consultants fill out and submit compliance paperwork. Architects are responsible for drawing efficient designs. HERS Raters perform the efficiency tests. Then, installers and builders actualize the plans. In a constantly evolving field, it’s important to choose knowledgeable experts.
California 2019 Building Code Cycle:
If you pulled the permits for your project after January 2020, but before January 2023, then the 2019 code cycle applies. These codes no longer exclude Hospitals. Following California’s downward energy trends, we see a decrease in the allotted lighting allowance. Residential homes are expected to decrease overall consumption by about seven percent, while commercial buildings will average thirty percent less energy. Other changes involve improvements in indoor air quality and various equipment. Learn more from the CEC’s website directly.
